THE PROCESS

Our goal is to provide the client a design in which the floor plans and exterior characteristics reflect their lifestyle, personality, and taste. We accomplish this through communication and personal interaction throughout the process.
     
     
At the initial meeting we discuss ideas and concepts, and go over photos and sketches. At our second meeting we present the preliminary plans we have created which include exterior elevations and floor plans. Changes and modifications can be made at this point, and the client is encouraged to take the marked up plans home to study. When the plans are returned with an approval signature, we move on to a second preliminary plan or proceed directly to finished working plans.
     
     
The finished working plans are an "instruction manual" for the contractor and provide 95% of the information needed to make an accurate bid to our clients. Our plans are used to obtain building permits and will include the following:

 

  • all exterior elevations
  • all detailed floor plans
  • detailed foundation plan
  • all structural information
  • all necessary cross sections
  • shell specifications
  • New York State engineering seal
  • Res-check Energy Compliance Report
  • Five sets of finished working plans
